Established by BCI in 2016, QuadReal is a Canadian real estate investment, development, and management company operating on a global scale. BCI's real estate program represents 14.3 per cent of our total assets under management. The QuadReal team pursues resiliency through active asset allocation, developing next-generation real estate, with the ability to invest through either debt or equity. Offering our clients investment opportunities in Canadian and global real estate, the diverse portfolio includes a strategic mix of well-located assets ranging from logistics and last-mile facilities, purpose-built rental projects, student housing, manufactured home communities, and condominium developments. Real estate investments are concentrated in the industrial and residential sectors. QuadReal also creates value for BCI's clients through their build-to-core program in outperforming markets and ownership of global operating companies in high-conviction property sectors. Real Estate A key strategy for the QuadReal team is transforming retail centres in well-established locations into transit-oriented, mixed-use communities. QuadReal identified one such investment opportunity in the redevelopment of the Oakridge Shopping Centre in Vancouver, British Columbia. Purchased in 2017, the property has been an important part of Vancouver's evolving landscape for decades. QuadReal, in partnership with Westbank — a prominent Vancouver-based developer — began work on the re-development in 2019. At completion, the nearly 29-acre project will have almost two million square feet of office, retail, and restaurant spaces, a nearly 10-acre public park, residential towers that will be home to around 6,000 residents, and community amenities. This cultural hub, known now as Oakridge Park, will include one of Vancouver's largest community centres — complete with a daycare, the city's second-largest library, and the world-renowned Goh Ballet performing arts academy. Easily accessible by Vancouver's public transportation services, Oakridge Park is set to enhance the area's multicultural character. The initial phase of the project is scheduled to open in 2024, with completion of the redevelopment in 2027. A TRANSIT–ORIENTED MIXED-USE COMMUNITY Oakridge Park, Vancouver, BC
